As you know,among foreigners now living in
Japan,many find this to be a wonderful country,whereas
many others feel it to be an extremely difficult
place to live...
JGA operated on a membership basis,has been
inaugurated in order to provide timely and
accurate information as a means to support
thoses foreigners who find living in Japan
difficult,thereby offering a measure of usefulness
and help.
JGA daily operations wil involve conforming
with and responding to the need requests
of its members. |

EXPLANATION
1.Registration
Although JGA operates on a membership fee
is required. In order to join,members pay
only a 10,000yen registration-processing
fee. The membership period is five years.
Every type of support and service begins
upon registration. A membership card will
be issued those members who so desire.
2.Service
With over one hundred different nationalities,the
divergence and variety of requests that JGA
responds to make it difficult to explain
our services in one word.Here is an introduction
to some of the things that our members have
requested:
Requiring a housing guarantor, an office
contract and a certificate of balance, obtaining
a work visa, establishing a company, obtaining
unpaid wages from a company,
purchasing inexpensive real estate, obtaining
a car loan,
help in obtaining sufficient capital for
establishing a company, etc.
JGA receives requests for all types of situations
that come with living in Japan.
The staff at JGA exerts its fullest energies,
trying hard to resolve the requests that
it receives.Members should feel free to consult
about any questions or problems they may
have.
3.JGA
JGA is involved in the business of credit
guarantees , and manages two organizations,Bellwood
Clubfor foreigners, and a mutual guarantor
assistance club for Japanese.
Although it surprises many of our foreign
members, searching for a guarantor is also
a headache for Japanese as well.Especially
in Tokyo where many Japanese are living by
themselves, away from their parents, when
they sign an apartment lease contract or
begin work, a guarantor is always required
.Also when they make a credit application
from a financial institution.Since this is
a serious problem even for Japanese, it is
easy to understand that this problem is the
biggest barrier for foreigners.
JGA provides guarantors for both Japanese
and foreigners at the same fee, thereby giving
various kinds of assistance to all of its
members.
4.Additienal Services
Although JGA provides Japanese guarantors,
most foreigners have given up in their search
for an apartment without concluding a lease
contract with a real estate agency before
presenting themselves at JGA. This is due
to the harsh response of Japanese real estate
agencies.In addition, the fee for a deposit,
key money, real estate agency's processing
fee, prepayment of the rent, fire and damage
insurance, etc.shock many people.In general,
a sum equal to six times the monthly rent
is required when the lease contract is concluded.In
the instance of concluding a lease contract
for an apartment with a monthly rent of 100,000
yen, more than 600,000 yen would be needed.
Here is the explanation for why a sum six
times the monthly rent is needed.
In Japan, the monthly rent is used as the
basis for the key money which is two months'
rent; the real estate agency's processing
fee is one months' rent plus consumption
tax; and one month's rent should be prepaid
- this totals six months's rent.Adding to
it, fire and damage insurance or about 20,000
yen, and in the case of a contract concluded
after the 15th of the month, the rent on
the prorated daily basis as well as prepayment
for the following month are required. Although
recently apartments have appeared requiring
only a small key money payment, this is ultimately
a disconunt for inconvenient or unpopular
locations; and in the central Kansai area,
it is almost always necessary to prepare
three to ten months' rent for another deposit
money for security. The amount of the deposit
for security depends on owner's consideration.
Bellwood Club will negotiate with the real
estate agency for the amount of key money
and rent, and will act as a representative
in the contract at no charge. The guarantor
charge which is the same as that for Japanese
members, is one month's rent for each 12
-month period for providing a guarantor.
5.Service Fees

6.Cancellation of the request
JGA immediately begins action on requests
from the members, and exerts the utmost efforts
until reaching conclusion on the request.
However, in the event that a member cancels
his request, JGA still charges the entire
fee. The basic price structure is made up
fo a starting payment and remuneration for
successful completion of the request.
The starting payment will not be refunded,
and the remuneration for successful completion
will be paid upon successfully concluding
the request. However, in the event that the
member unilaterally cancels, he will be billed
for all expenses incurred up to that point.
If this sum exceeds the amount of the starting
payment, he will be billed for the remaining
amount.
7.Renewal
The guarantee for a guarantor should be renewed
every two years. Renewal is possible at 50%
of the original contract.
However, if the renewal period has expired,
this discount will not be applied. |
